    In 2021, housing prices increased by 18.8%, according to the S&P CoreLogic Case-Shiller U.S. National Home Price Index. In 2023 the market is expected to stabilize. A reasonable question is, Will construction costs go down in 2023? The reality is that while prices won t fall anytime soon, they are stabilizing. Lumber prices reached an all-time high in early 2021 and have rapidly settled although experts predict lumber prices will rise again in the coming years. All signs point to 2023 as the best time to build to get in front of steadily rising home building costs.
